Entra has renewed a lease contract with Hurtigruten for approximately 1,650 sqm in Langkaia 1 in Oslo. The lease contract has a duration of 5.8 years starting from Q1 2024.
Ottar Ertzeid, Chairman of the Board has today acquired 7,500 shares in Entra ASA for an average price of NOK 102.47 per share. Following this transaction Mr Ertzeid holds 7,500 shares in the company. This information is subject of the disclosure requirements pursuant to article 19 of the EU Market Abuse Regulation (MAR) and section 5-12 of the Norwegian Securities Trading Act.

Oslo, 23 April 2024 – Rental income was up by one per cent to 878 million in Q1 2024 compared to 872 million in Q1 2023. Adjusted for divestments and one-offs the underlying rental income growth was 6.5 per cent. Net income from property management was negatively impacted by higher financing costs and came in at 325 million (391 million) in the quarter. Net value changes were -1 627 million (-451 million) in the quarter, predominantly because of a further 10 bp adjustment of the external appraiser’s discount rates. As a result, loss before tax was -1 313 million (-70 million) in the quarter.

Entra ASA has issued a new commercial paper ISIN NO0013215475 with term from 22.04.2024 to 22.05.2024. The coupon is 4.95 % p.a, equivalent to an issue spread of 1mn NIBOR + 0.25 % p.a. The first tranche amounts to NOK 200,000,000.

Entra has renewed a lease contract with Vitec Shared Services for approximately 2,100 sqm in Biskop Gunnerus’ gate 14 in Oslo. The lease contract has a duration of five years, starting from Q2 2025.
Entra has signed a new lease contract with Norwegian Court Administration for 1,900 sqm in Valkedorfsgate 6 in Bergen. The lease contract has a duration of 20 years, starting from Q1 2026.
Entra has signed a new lease contract with Universal Music for approximately 2,200 sqm in Akersgata 34-36 in Oslo. The lease contract has a duration of 7.5 years, starting from November 2024.
Entra has signed a new lease contract with BankID BankAxept AS for approximately 4,000 sqm in Biskop Gunnerus gate 14 (Posthuset) in Oslo. The lease contract has a duration of 10 years, starting from December 2024.
Reference is made to the stock exchange release dated 1 February 2024 regarding a signed letter of intent to sell Entra’s Trondheim portfolio. The parties have today entered into a binding agreement. According to the agreement, Entra will sell its Trondheim portfolio containing 13 office properties totaling 187,268 sqm for approximately NOK 6.45 bn (the "Transaction"), which is 1 % below book values as of Q4 2023 adjusted for land lease obligations recognized in the balance sheet. The proceeds will be used to strengthen Entra's balance sheet. In addition, Entra has agreed to sell the ongoing development project in Holtermanns veg 1-13 (phase 3) after completion. The project totals 15,500 sqm and is expected to be finalised in Q4 2025. The Transaction is expected to close on 31 May 2024. The sale of the development project in Holtermanns veg 1-3 (phase 3) is expected to close in 2026.

Entra has signed a new lease contract with Yara International for 16,100 sqm in Verkstedveien 1 at Skøyen in Oslo. The new lease contract has a duration of 10.3 years, starting from Q1 2027. Yara International will move from a total of 11,800 sqm in Entra’s properties in Drammensveien 131 and 134.
Rental income was up by seven per cent to 860 million in Q4 2023, and by eight per cent to 3 418 million in 2023. Net income from property management was impacted by higher interest costs and came in at 296 million in the quarter and 1 356 million in 2023. Net value changes was -3 440 million in the quarter and -8 152 million in 2023. Loss before tax was -3 164 million in the quarter and -6 868 million in 2023.
