HILI partners with Iceland’s top asset manager to launch co-ownership fund

HILI has entered a strategic partnership with Stefnir, Iceland’s largest asset manager. Together, the parties are launching Iceland’s first residential co-ownership fund, based on HILI’s co-ownership platform. The fund offers investors a new way to gain exposure to the residential real estate market.

– Our model allows homeowners to unlock equity in their homes by selling a share to HILI. The partnership with Stefnir marks the beginning of a long-term collaboration and gives us a strong position in the Icelandic market. We are introducing a new and attractive asset class that we plan to scale further across Europe. This agreement is a key milestone in capitalizing our funds and expanding HILI’s footprint in Iceland, says Eilin Schjetne, CEO and founder of HILI. 

Stefnir is owned by Arion Banki, one of Iceland’s largest banks. The company has NOK 27 billion (ISK 341 billion) assets under management (AUM). Its clients include both institutional and private investors. 

Providing homeowners financial flexibility 

HILI’s co-ownership model enables homeowners to unlock capital from their homes without selling or taking on debt. Through shared ownership with HILI’s fund, the homeowner retains full use and control of the property. 

– We are combining Stefnir’s experience in asset management and real estate investment with HILI’s innovative co-ownership platform. This allows our investors to own shares in high-quality residential properties without the responsibilities of direct management. Through locally managed funds, investors can tap into a new, asset-backed investment class with strong upside potential, secured by real estate and with strong growth potential, says Jón Finnbogason, CEO of Stefnir.

Strong demand in Iceland lays foundation for European growth 

HILI is currently active in Norway, Sweden, Denmark, and Iceland, and is executing a broader Europe growth strategy. More than 300 homeowners have already joined the waitlist to sell a share of their homes in Iceland. 

– There is a growing demand for more flexible homeownership models across Europe. Iceland has proven to be an ideal starting point for further expansion. As the country’s largest asset manager, Stefnir is a key partner for us. This agreement is a milestone for HILI and a validation of our vision and strategy. We are also in similar discussions with other leading financial institutions in the Nordics, says Schjetne.
