Selskabet har refinansieret lån for samlet EUR 28,3 mio. dags dato.

Der er tale om et F3 og et F5 lån, som skulle refinansieres. Grundet den aktuelle situation, hvor krigen i Ukraine har skabt uro i verdensøkonomien og fået renterne til at stige væsentligt, har selskabet valgt at omlægge de to lån til en helt kort rente, EURIBOR 3M, der skal refinansieres igen om tre måneder.

Renteudgifterne stiger som følge af refinansieringen med DKK 5,2 mio. i 2023. Ændrer renten sig i opad- eller nedadgående retning i 2023 vil dette betyde en forværring eller forbedring af renteudgifterne grundet en ny refinansiering igen om henholdsvis tre, seks og ni måneder. Som følge af øgede renteudgifter forventer selskabet et lavere resultat i 2023 end i 2022.

Havde selskabet fastholdt de eksisterende renteprofiler og refinansieret til F3 og F5 lån igen, havde dette betydet øgede renteudgifter for selskabet med DKK 7,9 mio. i 2023.

Der er senest set en opbremsning i inflationen og råvarepriserne, hvilket kan betyde, at verdensøkonomien stabiliseres og renteniveauet findere et lavere leje senere på året.

Den øvrige del af selskabets lån er fordelt på F3, F4 og F5 lån. De omlagte lån udgør ca. 1/3 af selskabets lån. Omlægningen ændrer ikke på den hidtidige rentestrategi om at fordele selskabets lån på forskellige refinansieringstidspunkter og med forskellige renteprofiler for at sprede risikoen. Samtidig har selskabet en konservativ belåningsgrad, idet den kun udgør ca. 50% af selskabets ejendomsværdier.
