Delårsrapport for 3. kvartal 2022
(Periode 1. januar – 30. september 2022)
I perioden hvor, rentestigningerne fortsat har været markante, har selskabets renteswaps været effektive. Selskabets gæld er i stort omfang afdækket med renteswaps, og rentestigningerne har betydet, at værdien af selskabets renteswaps pr. 30.9.2022 er positiv med 163,2 mio. DKK mod negativ med 25 mio. DKK ved årsskiftet, svarende til en ændring på 188 mio. DKK pr. 30.9.2022.
Forholdet reguleres i selskabets totalindkomst, der samlet er positiv med 337,4 mio. DKK.
Delårsrapport for perioden 1. januar til 30. september 2022
Selskabets samlede lejeindtægter er steget med 4,1% i forhold til 3. kvartal 2021. For boligejendomme er stigningen på ca. 4,6% og for kontorejendomme på ca. 8,6%. Ændringen i erhvervsejendomme er ikke sammenlignelig, da der er solgt ejendomme i perioden.
Selskabets primær drift udgør 85,0 mio. DKK for de første 9 måneder efter et fortsat højt investeringsniveau. Stigningen på 3,9 mio. DKK i driftsomkostningerne skyldes, at vedligeholdelsesomkostningerne er steget med 1,7 mio. DKK og forvalteromkostningerne er steget med 2,2 mio. DKK.
Værdireguleringer af investeringsejendommene i 3. kvartal udgør 26,5 mio. DKK, hvorved den samlede værdiregulering for de første 9 måneder af 2022 udgør 161,9 mio. DKK. Selskabet afkastprocenter er uforandrede i forhold til årsregnskabet for 2021.
Overskud efter værdireguleringer og før skat andrager 226,8, mio. DKK mod 146,2 pr. 30.9.2021.

- Overskud efter værdiregulering og før skat andrager 226,8 mio. pr. 30.9.2022 mod 146,2 mio. DKK for 3. kvartal 2021.

Forventninger til 2022
Selskabets forventninger til 2022 er fortsat en omsætning på 178-185 mio. DKK. Et resultat af primær drift fortsat på 120-130 mio. DKK og et overskud før skat og værdireguleringer af investeringsejendomme på 90-110 mio. DKK.
Værdireguleringer for investeringsejendomme udgjorde 26,5 mio. DKK for 3. kvartal 2022 mod 29,6 mio. DKK for 3. kvartal 2021. Samlet udgør værdireguleringer for investeringsejendomme pr. 30.9.2022 161,9 mio. DKK
Usikkerheden er fortsat stor på de finansielle markeder, som følge af krigen i Ukraine og påvirkningerne af råvare- og energimarkeder, hvilket kan påvirke årets resultat.
