Prime Office A/S' bestyrelse har i dag godkendt delårsregnskab for 1. kvartal 2026. Der er ikke foretaget review af selskabets revisor.

ØKONOMISKE OVERSKRIFTER
Koncernens primære indtægter stammer fra boligudlejning. Koncernens nettoomsætning udgør 49,7 mio. DKK i 1. kvartal 2026 mod 50,0 mio. DKK i 1. kvartal 2025, et fald på 0,6 %. Faldet skyldes primært frasalg af erhvervsejendomme i MC Property Fund Hamburg, hvor omsætningen er faldet til 6,1 mio. DKK fra 7,1 mio. DKK. Reguleret for frasalg er huslejeindtægterne stabile.
- Omsætningen andrager 49,7 mio. DKK i Q1 2026 mod 50,0 mio. DKK i Q1 2025 — et fald på 0,6 %.
- Koncernens driftsomkostninger udgør 15,1 mio. DKK mod 14,9 mio. DKK året før, en stigning på 1,5 %. Niveauet afspejler fortsat højt vedligeholdelsesniveau på den tyske portefølje.
- Salgs- og administrationsomkostninger udgør 4,3 mio. DKK mod 4,7 mio. DKK i Q1 2025, et fald på 9,5 %.
- Resultat af primær drift udgør 30,3 mio. DKK mod 30,4 mio. DKK i Q1 2025 — stort set uændret (-0,3 %).
- Værdiregulering af investeringsejendomme udgør -0,1 mio. DKK i Q1 2026 mod -0,1 mio. DKK i Q1 2025.
- Finansielle nettoomkostninger udgør -11,2 mio. DKK mod -8,9 mio. DKK året før, en stigning på 26,0 %. Stigningen skyldes optagelse af lån til finansiering af Mejlbryggen-projektet.
- Resultat før skat og værdireguleringer andrager 19,1 mio. DKK mod 21,5 mio. DKK i Q1 2025 — et fald på 11,1 %.
- Koncernens egenkapital udgør 1.955,8 mio. DKK pr. 31.03.2026 mod 1.971,4 mio. DKK pr. 31.03.2025.
- Koncernens soliditet udgør 41,24 % pr. 31.03.2026 mod 44,91 % pr. 31.03.2025.
- Koncernens LTV pr. 31.03.2026 er på 50,20 % mod 46,55 % pr. 31.03.2025.
Væsentlige begivenheder i perioden
Byggeriet af Mejlbryggen B og Mejlbryggen C på Aarhus Ø forløber planmæssigt og er foran tidsplanen. På byggefelt B er elementmontagen kommet op i fjerde etage. På byggefelt C er kælderen færdig elementmæssigt, og montage af stueplan er igangsat.
Forventninger til 2026
Koncernen forventer uændret en omsætning på mellem 195-210 mio. DKK, et resultat af primær drift på 105-125 mio. DKK, og et overskud før skat og værdireguleringer af ejendomme på 65-85 mio. DKK.
Usikkerheden er fortsat stor på de finansielle markeder som følge af geopolitiske spændinger og ændret toldpolitik i USA.
