Opskrivning af ejendommenes dagsværdi samt forventning til årets resultat

Ved offentliggørelse af delårsrapporten pr. 30. september 2025 den 23. oktober, meddelte Selskabet i børsmeddelelse nr. 8, at man fortsat oplever positive udlejningsbetingelser med god efterspørgsel og gunstige lejeniveauer.
De fortsat stigende lejeniveauer på lejeboliger i Storkøbenhavn, muliggør at Selskabet foretager nyudlejning af lejeboligerne på Baltorpvej til fortsat stigende lejeniveauer. Lejeniveauerne er væsentlige elementer i værdifastsættelsen af ejendommene i Selskabets portefølje, hvilket medfører – i kombination med en mindre nedadgående korrektion i afkastkravet - at Selskabet opskriver dagsværdien for denne ejendom med et ikke ubetydeligt beløb.
Herudover medfører Selskabets almindelige lejereguleringer, kombineret med en detaljeret gennemgang og vurdering af markedslejerne i Selskabets ejendomsportefølje, ligeledes en positiv regulering af ejendommenes dagsværdi.
På baggrund af ovenstående har Selskabets ledelse besluttet at opskrive den samlede porteføljes dagsværdi med 49,1 mio. kr.
Dagsværdien af Selskabets investeringsejendomme udgør herefter 1.671,2 mio. kr. (ultimo 2024: 1.600,4 mio. kr.). Den samlede værdistigning på 70,8 mio. kr. for året sammensættes af dagsværdireguleringer for 60,4 mio. kr. og forbedringsarbejder for 10,4 mio. kr.
Det gennemsnitlige vægtede afkastkrav ved værdiansættelsen udgør 6,3% (ultimo 2024: 6,4%).
Ved offentliggørelse af delårsrapporten den 23. oktober meddelte Selskabet, at der kunne forventes et resultat af primær drift før værdireguleringer i niveauet 71 mio. kr. Dette niveau fastholdes.
Baseret på de foretagne dagsværdireguleringer af Selskabets ejendomme samt forventningerne til årets resultat af primær drift, forventer Selskabet et resultat efter skat for 2025 i niveauet 76 mio. kr. Dette vil indebære, at Selskabets indre værdi per aktie ved udgangen af 2025 forventes at udgøre ca. 300 kr. per aktie, hvilket sammenholdt med en indre værdi på 269 kr. per aktie ved begyndelsen af 2025, vil svare til en stigning i 2025 på ca. 11,5% i Selskabets indre værdi.
