Selskabet er kommet godt fra start i 2025, hvor lejeindtægter fra boligejendommen Nordlyset i Ballerup nu kan medregnes med den fulde udlejning og for hele perioden. I forvejen har selskabet igennem et par år generelt oplevet et gunstigt udlejningsscenarie, og lejeindtægter for første kvartal udgør således 28,5 mio. kr., hvilket er 4,5 mio. kr. (+19%) over samme kvartal sidste år.

Selskabet oplever således en fortsat god efterspørgsel og relativt høje lejeniveauer, og føler sig overbevist om at niveauet for udlejningsgraden fortsat vil kunne holdes på et tilfredsstillende niveau, omend vi forventer en svag tilbagegang i løbet af året, først og fremmest som følge af opsigelse af et større logistiklejemål. Udlejningsgraden for den samlede portefølje steg i første kvartal til 92,2% (ultimo 2024: 91,0%).

Omkostninger vedrørende investeringsejendomme falder i kvartalet med ca. 1,2 mio. kr. til -7,1 mio. kr. (-8,3 mio. kr.), dels som følge af høje mægleromkostninger i 2024 ifm. udlejning af Baltorpvej og dels periodiseringer af øvrige omkostninger.

Det høje renteniveau kombineret med usikkerheden om rentens udvikling på kort og mellemlang sigt, præger stadig store dele af ejendomsbranchen, i særdeleshed den mere transaktionstunge del af sektoren. Den solide og robuste økonomi i Danmark, først og fremmest den høje beskæftigelsessituation, fastholder dog fortsat de gunstige vilkår for den del af udlejningsmarkedet, som er selskabets kerneforretningsområde.

De forbedrede lejeindtægter kombineret med ejendomsomkostninger under sidste års niveau, medfører et resultat af primær drift før værdireguleringer på 18,3 mio. kr. (12,8 mio. kr.), hvilket er en forbedring på 5,5 mio. kr.

Selskabets resultat er negativt påvirket af høje renteomkostninger, som dog falder markant til -7,3 mio. kr. (-11,6 mio. kr.). Faldet sker som følge af et generelt lavere renteniveau kombineret med en låneomlægning af byggelån til realkreditlån.

De tidligere udmeldte forventninger til resultat af primær drift før værdireguleringer for året i niveauet 68 mio. kr. fastholdes.
