Bestyrelsen i Copenhagen Capital A/S har i dag behandlet og godkendt koncernens ikke-reviderede delårsrapport for perioden 1. januar – 30. juni 2024, hvorfra det kan fremhæves: 

  •  Omsætningen er opgjort til kr. 24,6 mio. for 1. halvår 2024 mod kr. 23,2 mio. for 1. halvår 2023
  •  Resultat før værdireguleringer og skat (EBVAT) blev kr. 8,0 mio. for perioden mod kr. 8,9 mio. for samme periode sidste år
  •  Resultat efter skat for 1. halvår af 2024 er et overskud på kr. 15,3 mio. mod et underskud på kr. 31,4 mio. for 1. halvår 2023
  •  Selskabets egenkapital er pr. statusdagen opgjort til kr. 456,5 mio. mod kr. 523,5 mio. pr. 30. juni 2023
  •  Dagsværdien af koncernens ejendomme udgør pr. 30. juni 2024 kr. 1.075 mio. mod kr. 1.104 mio. pr. 30. juni 2023. Det gennemsnitlige vægtede afkastkrav er opgjort til 4,30% mod 4,05% pr 30. juni 2023
  •  Dagsværdi af gæld i ejendommene udgør pr 30. juni 2024 kr. 523,6 mio. og loan to value er opgjort til 48,69%
  •  Resultat pr. aktie er opgjort til 0,23 kr.
  •  Indre værdi pr. 30. juni 2024 er opgjort til 7,82 kr. pr. aktie.

Selskabet har fortsat fokus på kalibrering af organisationen og driftsprocesser. Stigende renteudgifter har dog betydet at fremgangen i driftsindtjeningen ikke slår igennem på EBVAT. 

Copenhagen Capital har i perioden anvendt i alt kr. 34,9 mio. på tilbagekøb af 533.555 stk. stamaktier og 2.331.173 stk. 40% Præferenceaktier 2032 samt indløst de resterende 5.595.745 stk. 8% Præferenceaktier 2024. 

Koncernen har i 1. halvår 2024 hverken købt eller solgt ejendomme, men derimod har der været fokus på optimering af ejendomsporteføljen, hvor der løbende investeres i energioptimeringer af vores ejendomme, så den langsigtede værdiskabelse for både kunder og aktionærer kan fortsætte. Der er igangsat udskiftning af vinduer på Rådmandsgade 43, København N efter forhandling med lejer, som også indebærer en lejeforbedring. Der er herudover foretaget facaderenovering af baghuset på Ingemannsvej 3, Frederiksberg og istandsat ét lejemål på Læderstræde 11A, København K. Der sker løbende genudlejning af boliger og erhvervslejemål.

Flere makroøkonomiske forhold har ændret sig i perioden, og renterne forekommer at have toppet. Ledelsen arbejder med en ny strategiplan med sigte mod 2028 og vil fortsat se efter muligheder for at udvide porteføljen med ejendomme, der bidrager positivt til driftsindtjeningen.

Copenhagen Capital A/S fastholder forventningerne til 2024 om et resultat af primær drift mellem kr. 15,0 mio. og kr. 17,0 mio. før værdireguleringer af selskabets ejendomme, regulering af gæld til markedsværdi og skat.
