Ved offentliggørelse af kvartalsrapporten for 1. kvartal 2024 den 17. april 2024, meddelte Selskabet i børsmeddelelse nr. 5, at man fortsat oplever positive udlejningsbetingelser med god efterspørgsel og gunstige lejeniveauer. Selskabet oplyste, at man på den baggrund forventede en fortsat positiv udvikling i Selskabets udlejningsgrad, hovedsageligt på baggrund af udviklingen i udlejningsgraden i ejendommen Ringager 2 – 4 i Brøndby.

Det er i 2. kvartal 2024 lykkedes at indgå yderligere en række væsentlige lejeaftaler i denne ejendom, hvilket medfører at udlejningsgraden i Ringager 2 – 4, nu udgør 87,6% (ultimo Q1: 78,8%). Denne positive udvikling betyder, at Selskabet betragter ejendommen som værende i et fuldt stabiliseret drift og cash – flow scenarie.

Herudover har Selskabet nu gennemført den endelige afleveringsforretning og afregning med totalentreprenøren HHM vedr. boligbyggeriet på Baltorpvej 156 - 172 i Ballerup. Selskabet har i henhold til gældende regnskabsprincipper løbende indtægtsført en forholdsmæssig opgjort avance på byggeriet. I forbindelse med den endelige afslutning af byggeriet, hvorved de med byggeriet forbundne risici bortfalder, kan Selskabet værdiansætte ejendommen lidt over det tidligere beregnede niveau. Den periodiserede avance for 2. kvartal 2024, er således højere end i de foregående kvartaler.

På baggrund af ovenstående samt en ligeledes positiv udvikling i udlejningen af Selskabets øvrige portefølje, har Selskabets ledelse besluttet at opskrive ejendommenes dagsværdi med 23,8 mio. kr., hvor hovedparten af opskrivningen sker på baggrund af den gunstige lejeudvikling i Ringager 2 – 4 samt færdiggørelsen af byggeriet på Baltorpvej 156 - 172.

Dagsværdien af Selskabets investeringsejendomme – nu inkl. boligejendommen på Baltorpvej - udgør herefter 1.587,0 mio. kr. (ultimo 2023: 1.492,1 mio. kr. inkl. projektværdien af Baltorpvej 156 – 172). Den samlede værdistigning på 94,9 mio. kr. sammensættes af dagsværdireguleringer for 26,4 mio. kr. – inkl. de 23,8 mio. kr. indeholdt i denne meddelelse - og forbedringsarbejder for 68,5 mio. kr.

Det gennemsnitlige vægtede afkastkrav ved værdiansættelsen af erhvervsdelen alene fastholdes på 6,8% (ultimo 2023: 6,8%). Inklusive boligejendommen udgør det gennemsnitlige vægtede afkast for porteføljen 6,4%.

Ved offentliggørelse af Selskabets årsrapport for 2023, meddelte Selskabet at der kunne forventes et resultat af primær drift før værdireguleringer i niveauet 59 mio. Dette niveau fastholdes.
