Delårsrapport for 1. kvartal 2023 - perioden 1. januar til 31. marts 2023

Selskabets samlede lejeindtægter er steget med 7,1% i forhold til 1. kvartal 2022. For boligejendomme er stigningen på ca. 4,3% og for kontorejendomme på ca. 11,5 %. Ændringen i erhvervsejendomme er på 9,2%, selv om der er solgt en ejendom i perioden.

Selskabets primær drift udgør 31,5 mio. DKK for de første 3 måneder. Stigningen på 4,8 mio. DKK skyldes stigende huslejeindtægter.

 Omsætningen andrager 49,8 mio. DKK pr. 31.3.2023 mod 46,5 mio. DKK pr. 31.03.2022.

Lokalplan for byggeprojektet er godkendt af Aarhus Kommune på byrådsmøde den 26.4.2023, og forventes endelig godkendt inden den 3. juni 2023.

Forventninger til 2023

Selskabets forventninger til 2023 er fortsat en omsætning på 178-185 mio. DKK. Et resultat af primær drift fortsat på 120-130 mio. DKK og et overskud før skat og værdireguleringer af investeringsejendomme på 90-110 mio. DKK. Værdireguleringer for investeringsejendomme udgjorde 37,3 mio. DKK for 1. kvartal 2023 mod 62,7 mio. DKK for 3. kvartal 2022.

Usikkerheden er fortsat stor på de finansielle markeder, som følge af krigen i Ukraine og påvirkningerne af råvare- og energimarkeder, hvilket kan påvirke årets resultat.
